What is your cancellation policy?

In the event that you want to cancel your reservation with us, please be aware of our cancellation policy below:

‡T. 32 or more days prior to starting date of the lease contract: 0% of the monthly rent substracted reservation fee.

‡U. 31 to 16 days prior to the starting date of the lease contract: 50% of the monthly rent substracted reservation fee.

‡V. 15 to 8 days prior to the starting date of the lease contract: 80% of the monthly rent substracted reservation fee.

‡W. 7 to 0 days prior to the starting date of the lease contract: 100% of the monthly rent substracted reservation fee.

¦If reservation fee of 20,000yen is paid in advance, we have no refund 20,000yen as reservation fee.

About our rooms (guesthouse, apartment, dormitory)

What is the difference between a guesthouse, an apartment and a dormitory?

Apartment-Typically we provide single rooms to 2DK rooms that accommodate up to 3 people. All rooms are fully furnished and complete with facilities such as kitchen, bathrooms, and electric appliances, so all you need to bring is your suitcase!

Guesthouse- Guesthouse is similar to sharing a house or a large apartment with several other guests. You have your private bedroom (the door can be locked), but you share common areas such as kitchen, toilet, bathroom, and living room.

Dormitory- In Dormitory, you will share your bedroom as well as other facilities. There are several bunk beds in each room that you will share with other guests (from 2 to 8 people). There may not be as much space and privacy, but it is most reasonably priced among all types of rental housing.

*The rent of an apartment is much higher than guesthouse, and dormitory which is the cheapest. We provide three types of accommodation to suit your budget. Of course, they are furnished. (please check the detail of accommodation on our website.)

Basic rules and the merit of our accommodation

I want to know about the utilities cost.

Utility cost, such as water, electricity, and heating expenses, are included. However, we charge an additional flat-rate fee depending on property. Please be sure to check the details on each property. Also, please note that excessive use of these utilities will be charged additionally for the amount of excess.

I want to know about the internet accessibility.

WAll of our properties are equipped with fiber-optic network, so you can enjoy fast and easy access to internet anytime. There is an internet access in each room. The internet connection is included in the rent, but you need to bring own computer and LAN cable.

Is a fixed-line phone available?

As for long-term stay at apartment, we ask our tenants to apply on their own. Unfortunately, a fixed-line phone is not available in other 2 type of housings.

I want to know about the fee upon signing a contract.

A deposit and the rent for the first month are the only fee that we require upon signing a contract. As for lease less than a month, rent for a month is required. We generally do not require payment such as thanks money(called Reikin in Japanese), security deposit (Shikikin), or agent fee. This allows you to save a lot of money!

Do I need a guarantor?

No, you do not need a guarantor. However, we do ask for your parentfs or family's address as well as your telephone number as contact information in case of emergency. For those under age of 18, we do ask for a guarantor.

Is there a curfew?

No. You have a free access to the building 24 hours.

I want to know about regular cleaning.

Please keep your room nice and clean. We ask that you wash the dishes and cookware and put them back after your use. It is also tenantsf responsibility to clean the kitchen, toilet, and the bathtub. It is especially important for tenants in Guesthouses and dormitory to keep the common spaces tidy, so that everyone can have a pleasant and comfortable stay.

What are the garbage separation and disposal guidelines?

Your garbage must be separated according to its category such as burnable waste, unburnable waste, glass, can, plastic bottle, and recyclable waste. Please take your garbage out to the specified collection site and dates. As for bulky refuse, it is required to contact the town hall request for a special pick-up. You also must purchase a stamp for the required fee, stick it on the refuse, and dispose to the specific collection sites on the specified dates. We ask for your cooperation to maintain good management of the collection sites. (Unseparated garbage will not be collected by garbage collecting company.)

Is there any other rules and regulations?

We ask for your cooperation to keep down the noise level in early morning or late night to avoid inconvenience for other residents and neighbors. Also note that if your action is regarded as offending the public decency and moral, we may terminate your contract and take legal procedures if needed.

What is the ratio of Japanese and non-Japanese residents?

It varies in each property. Often times, people from overseas may face a difficulty in finding a place to stay. We believe that the primary purpose of our service is to understand our customersf needs and provide a comfortable home and environment. In the future, we hope to extend our service even further to the guests from all over the world.

I want to know about the household commodities, dishes, cookwares that are equipped in your housings.

It varies by the types of housing, so please check the details on each property.

Household commodities- Toilet paper, tissues, cleaning materials, soaps, draining tray, and laundry net are not provided.

Dishes and cookwareare provided in guesthouse and dormitory; but not provided in monthly apartment.

Others- Air-conditioner, coin-operated washier and dryer are equipped in all 3 types of housing.

Linen supply service is not provided during your stay.

What are the steps for signing a contract?

(1) Check the availability of a property on our website. The property is available for you to move in from the indicated date.

(2) Click on the date indicating the availability of the property (under gvacancy columnh), then fill in and submit the eReservation and Inquiryf form.

If the room you wish to move in is not available at that point, list your name on the waiting list. We will notify you as soon as there is a vacancy.

(3) Once we receive the form from you, we will send or fax you an application form for review of an applicantfs qualification. Please fill in all the required information(i.e. your occupation, your employer, school name) on the form and send it back to us.

(4) Once you pass our review, we will ask you to make a payment for your first monthfs rent and a deposit. Then, your reservation for the room is set.

(5) Once you have your reservation established, we will ask you to come to our office. The contract requires your signature and an impression of your personal seal(Inkan). Also, please be sure to bring your personal identification (we will make a copy of your ID). Once we have all the things required, your contract is now complete, and you will receive the key for your room.

*Please note that our office hours are 9:00 to 18:00 on the weekdays. All contacts are to be done within the office hours.

What can I use as my identification?

For Japanese:Driverfs license or passport, and one of the following: health insurance card, residence certificate, student ID, business card)

For Non-Japanese:Passport (valid visa in Japan) and one of the following: alien registration card, student ID, business card.

For Company:As a general rule, a copy of corporate registration, a certificate of seal impression, and the tenantsf personal identification such as Driverfs License.

What are the standards for the review of an applicantfs qualification?

We are sorry, but we cannot answer the question.

*Since tenants in Guesthouse, as well as in Dormitory, will be sharing the rent and the space, we enforce strict standards especially for those two types of housings.

I want to know about an advanced reservation for the listings.

You can make an advanced reservation for a listing as early as a month prior to your move-in date. Once you have completed the prescribed procedure (please refer to the steps for signing the contract), make a payment for a monthfs rent (full rent for daily and weekly rentals) as well as the deposit by the designated date. Then, your reservation is confirmed at that point. If for some reason we donft receive a full payment from you, the listing will be available to other customers. – However, it may vary depending on the property. Please check the details on the property.

What is your cancellation policy?

In the event that you want to cancel your reservation with us, please be aware of our cancellation policy below:

(1) If cancellation is received 15 days or more prior to the first rental date, 50% of the total rental cost will be charged

(2) For any cancellation that is received 14 days or less prior to the first rental date, 100% of the total rental cost will be charged.

I want to know about the due date for rent payment.

As for a long-term lease (30 days and longer), a payment for the next monthfs rent is required every month on the designated rent date.

What is your refund policy for cancellation during the contract period?

If the resident wishes to cancel or terminate his/her contract, we generally require a written notice a month in advance

As for a long-term lease (30 days and longer), we will make a refund on the prorated daily basis for rent beyond the first month. No refund can be made for daily and weekly rentals.

For Example:

  • Rent: 30,000 yen
  • Contract Period: Jun. 1st ~ Nov. 30th
  • Payment Date: 25th of the month
  • Cancellation Notice Date: Aug. 15th
  • Move-out Date: Sep. 15th ¨ ¦ the rent will be charged from the cancellation notice date

In this case, the refund will be 15,000 yen. We calculate the rent for the days until the move-out date on the prorated daily basis (15,000yen), and subtract the amount from the rent we received for September(30,000yen).

Can I have my guests stay over for a few days?

Residents who are in guesthouse and dormitory are sharing the lease of the property. Therefore, anyone who is not a resident is not allowed to stay in the property. As for apartment, your guests may be able to stay as long as you give us a notice. However, we require additional fee for the number of guests that are staying over.

Can I go see the listing in advance?

You sure can! We will be happy to show you the listings that you are interested in. Give us a call and set up an appointment. Typically, we meet at the site of the property that you wish to see on the day of the appointment. Also, please note that all appointments are to be made within our office hours (weekdays from 9AM to 6PM).

Is smoking allowed?

Unfortunately, all of our properties are smoke-free for safety concerns.

Is there a curfew?

Generally, there isnft. However, it varies depending on the property, so please check for the details of the property.

Is there a bicycle parking lot?

There is a designated parking lot for bicycles and motorcycles. Please contact us beforehand and make a payment for a deposit (bicycles: 5,000yen, motorcycles: 10,000yen). Once we receive the deposit, we will provide you with a parking sticker. The sticker is to be put on your vehicle. The deposit is 100% refundable once we confirm that your vehicle is removed from the parking lot when you move out of the property.

Is the neighborhood safe?

Our properties are located in heart of Tokyo and close to train stations; or they are in quiet residential area. Also, all of them are fully equipped with automatic locks and card keys.

I lost the key to my room. What should I do?

The cylinder lock needs to be changed in such situation. We will charge for the service fee to change the cylinder.

What happens if I break or vandalize the things in the property?

You will be charged for the cost to fix the damage.

Is there front desk service? (receiving mails and packages, morning calls, making arrangements, etc.)

Unfortunately, front desk service is not provided.

I want to know about the accident insurance and fire insurance.

What languages do you use in your service?

We primarily provide service in Japanese and English.

What is your emergency response plan?
